Before anything else, please take a moment to read these house rules at the beginning of your stay and follow them. If anything is unclear, don't hesitate to contact me so I can explain in further detail and avoid any misunderstandings.
RULE 1: Please respect check-in and check-out times.
❑Standard check-out time is 10am. No exceptions unless arranged at the time of booking. For any unauthorised late check-out, a £50/hr fee will apply.
❑ Pre arranged Check-outs cannot be later than 1pm as we need to prepare for incoming guests. Unauthorised late check-outs beyond this time will incur a fee equivalent to a day’s base rate without discounts. (This fee does not grant possession of the property for the day; it is for overstaying more than 2 hours without permission.)
RULE 2: No parties or events allowed.
❑Strictly no parties or events. Violation of this rule will result in immediate eviction without a refund. There will also be a fee charged to you of £500 p/h in the case where security has to be called to assist. A party is defined as one or more of the following; any form of disruptive behaviour, having more than the amount of guests stated in the booking, music above ‘normal talking level’ after hours, evidence of excessive noise from neighbours or our Minut noise alarm, carelessness for our neighbours and property.
RULE 3: No smoking allowed.
❑Smoking inside the property is prohibited and will result in an additional charge of over £250 for professional cleaning and deodorising.
RULE 4: No pets allowed.
❑No pets are permitted. While we love pets, we cannot accommodate them for hygiene and health reasons. Violation of this rule will result in an additional cleaning fee equal to the booking’s cleaning fee. Only some of our properties are pet friendly, so please be sure to check.
RULE 5: Please be mindful of noise levels.
❑Quiet hours are between 10pm – 8am daily. Noise complaints, including outside of quiet hours, may result in eviction without a refund, under the ‘no party’ rule #2.
RULE 6: Please report damages or left-behind items.
❑ Inform the host ASAP if there is any damage to the property. Replacement charges may apply. Don’t worry if the damage is likely to be below £15, ie a cup, glass, plate etc. If you leave any personal belongings behind, we are happy to post them back to you. However, there is a £25 fee plus postage costs to compensate our housekeepers or managers time and fuel.
RULE 7: Please take extra care of your keys.
❑ An £80 fee will be charged if you are locked out and require us to visit the property. This fee increases to £150 after 6pm daily and all day on weekends.
❑Lost keys incur a replacement charge ranging from £150 to £300 due to the need to change locks by a professional locksmith. We must change locks due to security reasons of the key being lost.
RULE 8: No unregistered guests allowed.
❑ Only the guests on the reservation are allowed. Unauthorised guests will result in a £100 fine per person and immediate cancellation of your booking without a refund, unless prior permission has been granted.
RULE 9: Treat my property with care.
❑Take care of the property and avoid making a mess. Unwashed dishes and food left out attract pests, requiring pest control. Please leave the property as you found it. Excessive cleaning required due to your stay will be charged to you based on the invoice we receive from our housekeeping teams. Be aware of any stains left on towels, such as blood or foundation/ makeup, we will be forced to throw away these stained items and charge back to you.
RULE 10: No illegal substances or drugs allowed on the premises.
❑ Storing or consuming illegal substances is strictly prohibited and will result in eviction without a refund and potential extra charges of up to £1000. This includes nitrous oxide gas, or “laughing gas,” for personal consumption, or any similar illegal substances.
Additional Information:
❑ Travel cots and high chairs are not stocked in our properties as standard. Please plan to bring one with you if required. Cots may be available on request. Please let us know ASAP to ensure availability.
❑ We provide toilet rolls, hand wash and household cleaning items to last around 3 days. If additional supplies are needed, we can replenish for a fee if stocks are available. Alternatively, you can restock at the nearest grocery store. We do not provide any miniatures of any kind, nor shampoo, conditioner or body wash. As part of our ethical and sustainable values, we ask you to kindly bring your own.
❑ Please communicate via the booking portal whenever possible. This allows us to instantly identify your booking. Our average response time is less than 8 minutes. Note that text messages to my phone number won’t be received as we use an online phone system. In the event of an emergency, or for out of hours contact, we may reach out via what(s)app.
